As the weather gets warmer, the spring housing market is starting to bloom, and experts are weighing in on what we can expect to see. If you’re thinking about buying or selling a home this season, it’s important to stay informed about the current state of the market.

One of the biggest factors impacting the market right now is low inventory. According to Selma Hepp, Chief Economist at CoreLogic, “We see more competition among buyers . . . Housing supply also tends to grow during the spring months.” However, Jeff Tucker, Senior Economist at Zillow, notes that “New listings are increasing, which they almost always do this time of year, but not nearly as quickly as usual.” This means that while there may be more homes on the market compared to previous months, it’s still a highly competitive market.

Another important consideration for buyers is affordability. While mortgage rates are currently low, home prices are still high in many areas. Rick Sharga, Founder and CEO of CJ Patrick Company, advises that “If you can find a home you love and can afford at today’s prices, don’t wait. Home prices in most of the country are unlikely to crash, and mortgage rates will only come down very gradually if they decline at all this year.”

As a seller, it can be difficult to back out of a home sale once you’ve signed 🖊️ the contract. Unlike buyers who have contingencies to where they can back out of a sale, sellers don’t have many options to get out of the sale. If a buyer starts renegotiating the price 💵after inspections, you can refuse, but otherwise, you’re obligated to perform to the terms of the contract. If you decide you no longer want to sell, 😱 a buyer can file a specific performance lawsuit to force you to perform. It’s important to understand the challenges and obligations of a home sale contract before signing.

One of the most common questions I get from buyers is how long it will take to purchase a home. The answer? It depends. Finding the right property that meets your criteria can take anywhere from a week to a year, depending on the inventory and the neighborhoods you’re interested in. Once you sign a contract and open escrow, the typical escrow period is around 30 days, though it can be longer for more complex transactions. However, the hard part is often the time before opening escrow, as buyers need to research neighborhoods and pricing to make an informed decision. So, the timeline really depends on your specific needs and the state of the market.
