What to Expect for Property Taxes in Los Angeles and Beverly Hills
What to Expect for Property Taxes in Los Angeles and Beverly Hills | Christophe Choo at Coldwell Banker Global Luxury is Your Local Real Estate ExpertĀ
As a buyer, one of the most important things to consider when purchasing a property in Beverly Hills or LA are the property taxes. In Los Angeles County, the property tax rate is approximately 1.25% of the purchase price. This means that if you were to buy a million-dollar home, you would pay about $12,500 in property taxes each year, split into two payments due on November 1st and February 1st.
Ā
Additionally, the LA County Tax Assessor can adjust the tax rate based on fluctuations in the market.
Ā
Overall, property taxes are an important consideration when purchasing a home in Los Angeles or Beverly Hills. Make sure to factor them into your budget and consult with a real estate professional for more information.

Understanding Seller Closing Costs when Selling a Home in L.A. & Beverly Hills, CA
Understanding Seller Closing Costs when Selling a Home in L.A. & Beverly Hills, CA | Christophe Choo at Coldwell Banker Global Luxury is Your Local Real Estate Expert
If you’re considering selling your home in Los Angeles or Beverly Hills, it’s important to understand the costs associated with the sale process. As a seller, you can expect to pay around 7.5% in total closing costs, which includes your sales broker commission. This covers fees like escrow, title, home warranty, and transfer taxes. However, the amount you pay can vary depending on the location of your property. For example, Beverly Hills and LA both have their own transfer taxes in addition to county transfer taxes. In addition with the new LA City Mansion Tax (ULA) going into effect on April 1, 2023, there will be an additional transfer tax of 5-5.5% on sales over $5 million. 💰 Make sure to speak with your broker to get a clear understanding of what closing costs you specifically can expect to pay on the sale of your property. 🏡

Making an Offer on Your Dream Home 🌴🏠 Beverly Hills and L.A. real estate tips!🌴🏠 | Christophe Choo at Coldwell Banker Global Luxury is Your Local Real Estate ExpertĀ
We just closed on the perfect home for one of my buyers and wanted to share some advice on making an offer! Some buyers like to lowball, but I donāt believe in that. As a real estate broker in Beverly Hills and L.A., itās my job to help advise my clients on what they should offer.
Some houses in this area are overpriced, some are priced just right, and some are priced below market value. Thatās why itās important to work with a broker who knows the sales in the area.
Offering too low can offend the seller and make them hesitant to work with you, especially in competitive areas like Beverly Hills and L.A. Instead, offer something thatās reasonable based on your budget and your brokerās opinion. Donāt give away the farm on the first offer, but show that youāre serious about the home.
Check out my latest video where I share more tips on making an offer and finding your dream home in Beverly Hills and L.A.!

Selling Your Home in Los Angeles or Beverly Hills? Don’t Renovate, Try These Simple Touches Instead |
Thinking of selling your home in Los Angeles or Beverly Hills? Before you start tearing things down and investing big money into renovations, consider making some simple touches that can make your home look better. For instance, try decluttering, putting in a fresh carpet, or changing dated counters. These small improvements can go a long way in making your home look fresh and crisp. Remember, you don’t have to go all-out with renovations because the next buyer may not like what you put in there. Instead, focus on light renovations and touch-up painting to give your home that extra sparkle. And don’t forget to make the front door look inviting with a fresh coat of paint and some beautiful plants. A warm welcome can make all the difference!

From Curiosity to Closing: Real Estate Showings 101
From Curiosity to Closing: Real Estate Showings 101 | Christophe Choo at Coldwell Banker Global Luxury is Your Local Real Estate Expert
When it comes to buying or selling a property, one of the key components of the process is the showing. This is the time when potential buyers come to see the property in person and get a feel for whether it could be their future home. But did you know that not all showings are created equal? In fact, the second and third showings are often the most critical, and can be the difference between closing the deal or not.
As a real estate agent, I have seen this time and time again. When a property is first listed, there is often a lot of interest from curious onlookers and neighbors who just want to see what’s inside. While these people may seem like a nuisance to some, they can actually be a good thing for the seller. The more people that come to see the property, the higher the chances are of finding a serious buyer.
However, it’s during the second and third showings that things really start to get serious. These are the times when serious buyers come back to take a closer look and envision themselves living in the property. They may bring family members or friends to get a second opinion, or they may come armed with a list of questions for the real estate agent. Regardless of the reason, these showings are the ones that often lead to a sale.
As a real estate agent, my job is to help buyers see the value in a property and understand why it’s worth the asking price. During these crucial showings, I can point out unique features or benefits of the property that they may not have noticed before. I can also help them understand the local market and how the property compares to others in the area. By doing so, I can help buyers feel more confident in their decision and be more likely to make an offer.
Of course, it’s not just about the buyers. As a real estate agent, I also need to keep the seller’s interests in mind. By being present for the second and third showings, I can help weed out the looky-loos and ensure that only serious buyers are being shown the property. This can save time and hassle for the seller, and help them feel more confident in the sales process.
In conclusion, second and third showings are critical in the real estate process. As a real estate agent, my job is to be there to help buyers see the value in a property and assist in closing the deal. By understanding the importance of these showings, buyers and sellers can work together to achieve a successful outcome.

It’s Inspection Day in Beverly Hills: Why Due Diligence is Essential When Buying a Home
It’s Inspection Day in Beverly Hills: Why Due Diligence is Essential When Buying a Home | Christophe Choo at Coldwell Banker Global Luxury is Your Local Real Estate Expert
Buying a home is a major investment, and it’s important to do your due diligence before committing to such a large purchase. That’s why inspections are such an important part of the home-buying process. Today, we’re in Beverly Hills inspecting a brand new construction house, and we’re taking a closer look at the importance of inspections when buying a home.
Think of inspections as the preparation for a wedding. When you sign a contract to buy a home, that’s like getting engaged. Inspections are like the preparation for the wedding, and the closing is the actual wedding itself. During inspections, you get a chance to take a closer look at the home and make sure everything is in order before you commit to the purchase.
During our inspection of this brand new construction house, we’re doing a multitude of inspections. We’re doing general inspections, pool inspections, spot inspections, roof inspections, chimney inspections, sewer inspections, and structural inspections. We’re even doing mold inspections, even though the home is brand new. Why not? Especially when spending 15, 20, $30 million or any price, it’s essential to do as many inspections as possible so that you know exactly what you’re buying.
It’s easy to assume that a brand new construction home will be perfect, but the reality is that there can be issues with any home, regardless of its age. That’s why it’s essential to do as many inspections as possible, so that you can identify any potential issues before you commit to the purchase.
This is now the middle part of our inspection series, and we’re just getting started. But the end goal is to ensure that everything is in order, and that the home is safe and sound for the new owners. Inspections can take time and cost money, but the investment is worth it in the long run. When you’re spending millions of dollars on a home, you want to make sure that you’re getting your money’s worth.
In conclusion, inspections are an essential part of the home-buying process. Whether you’re buying a brand new construction home or an older home, it’s important to do as many inspections as possible so that you know exactly what you’re buying. The investment in inspections is worth it, and it will give you peace of mind knowing that you’re making a wise investment in your future. So if you’re in the process of buying a home, make sure to do your due diligence and get as many inspections done as possible.
