Back-up offers work! My clients Mike & Steve were looking for a hard-to-find character 4-plex in a great L.A. neighborhood. There were only a few buildings available and everyone went under contract immediately in multiple offers over the asking price. We offered over asking on this one and was informed the sellers were going to sign our counter. A rogue offer came in for much more than ours which the seller accepted. Of course, my buyers were disappointed. I recommended they be in backup offer position #1 with no risk. They agreed and three days later the first escrow was canceled and we opened escrow at our price and terms and CLOSED escrow!
